The Selling Process

Step One: Pre-Listing/Listing Appointment

During this appointment we will:

  • Give Professional Advice and Suggestions to Improve your home to Maximize the Sales Price
  • Discuss possible repairs, improvements or staging options
  • Educate you about the Selling Process
  • Provide Market Analysis Information
  • Provide Pricing Assistance
  • Discuss your Objectives
  • Discuss your Time Frame
  • Discuss your New Home Search
  • Learn about our Marketing Plan for your home

 

Step Two: List Your Home

Set a listing appointment with a Select Properties agent to discuss:

  • A prepared Comparable Market Analysis (CMA) of similar homes in your neighborhood that have listed or sold within the last 6 months
  • Determine Final Listing Price
  • Sign Paperwork
  • Place the secure Lockbox on your front door
  • Place the Sign in the Front Yard
  • Place Directional Signs

 

Step Three: Showing Time

  • During the showing process, Licensed Real Estates will use the Lockbox to show your home. Each entry is recorded inside the box and can be read if necessary.
  • Appointments are usually made through the office. You can specify particular terms such as only allowing showings during a particular time of day or asking to confirm each appointment before your home can be shown.
  • You will get Feedback from showings.
  • Use this time to begin packing and de-cluttering. This will help your home to show better.

 

Step Four: The Offer

Once a buyer makes an offer through their agent:

  • We will Present the Offer to you.
  • We will help you evaluate/understand your offer.
  • You will now have several options; Accept, Write a Counter-Offer or Reject the contract
  • The Process of Offer and Counter-Offer can go very quickly or take days, or even weeks.

Accepted Contract:

  • Buyers will submit a Loan Application.
  • Buyers arrange for any Inspection to be Scheduled.

Once the Loan is Approved:

  • Begin Packing

We Prepare for Your Closing:

  • Provide All Closing Documents to the Escrow Agent including: The Deed, Mortgage, Tax Receipts, Certificant of Occupancy and any Other Necessary Documents.
  • Schedule a Final Walk-Through

Closing/Settlement:

  • We Attend your Closing to Make Sure Everything goes Smoothly.
  • When all Conditions of the Contract have been met, It is now time to Close on your New Home.
  • You will meet with the Lender, Title Company and Agent to Finalize your Purchase and Sign all Necessary Paperwork.
  • Bring any Additional Down Payment necessary.
  • Lender Deposits the Balance of the Purchase Price.
  • The Deed will then be Recorded at the County Recorder's Office
  • Your Home is Now SOLD!
